How it works

From public records to a call list, every Monday

1

We pull the records

Chicago building violations, Cook County tax sales and delinquency, and the county ownership file — the raw feeds, straight from the source, every week.

2

We stack the signals

One problem is noise. Violations plus an absentee owner plus unpaid taxes on the same property is pressure — and pressure sells. Every property gets a Pressure Score.

3

You get the file

A clean spreadsheet lands in your inbox Monday morning: owners, mailing addresses, and every signal in plain language. New entries flagged. Work it your way.

Stacked means several distress signals on the same property at once — code violations, unpaid taxes, an owner who lives elsewhere. One signal is noise. Stacked signals are an owner under pressure.

Scoring

How the Pressure Score works

Every property gets a Pressure Score from 0 to 100, built only from signals you can see in the file: how many code violations it has piled up and how recent they are, whether the property taxes are unpaid (and whether the owner has defaulted year after year), whether the owner lives somewhere else, and how long they have held the property. More pressure stacked on the same owner means a higher score.

The exact point values are our recipe; the inputs never are. Every signal behind a score is printed in the row itself, so you can re-sort the file your own way.

80–100 Severe pressure
60–79 High pressure
40–59 Building pressure
Under 40 On the radar

Scores appear in the demo table and in every file we deliver, in the same colors.

FAQ

Straight answers

Where does the data come from?

Public records: City of Chicago open data (building violations), the Cook County Assessor (ownership and sales) and the Cook County Treasurer (tax sales and delinquency). We assemble, stack and score them — we do not sell anything you could not dig up yourself with enough weekends to spare.

How fresh is the list?

Rebuilt every Monday from the latest records, and each file flags what is new since the week before. The refresh date is printed on this page and in every delivery.

What exactly do I receive?

A CSV file by email every Monday: property address, owner name and mailing address, violation and tax signals, sale history, years owned, absentee flag and Pressure Score — plus a plain-language data dictionary explaining every column.

Can I cancel anytime?

Yes. The subscription is month to month with no contract and no cancellation fee. Keep every file you have already received.
